BIO
Mustapha is a Senior Lecturer and Researcher with expertise in Property, Finance, Economics, and Econometrics.
With a deep passion for applying data-driven perspectives within a submarket framework, Mustapha's research agenda focuses on housing affordability, housing price diffusion patterns, property investment analysis, property financing strategies, property risk analysis, Real Estate Investment Trusts [REITs], funds management, and the link between the property market and economic fundamentals. He has published in leading property journals, including Housing Studies, Regional Studies, Habitat International, Cities, Regional Studies-Regional Science, Journal of Housing and the Built Environment, and Buildings. In 2019, findings from their publication on the differential geography of housing affordability in Greater Sydney were featured in The Conversation, one of the world's leading publishers of research-based news and analysis. By May 2026, this article had reached a readership of more than 111,801. In July 2024, as lead author of a paper published in Cities Journal on the future of entry affordability and employment contracts in Greater Sydney, he attracted media attention in Australia, including ABC TV National News, ABC Newspaper, Sydney Morning Herald, The Guardian Newspaper, ABC Radio, 2GB Radio, a presentation to the UDIA NSW Research Committee, and media releases by UTS and UNSW Sydney. Mustapha also contributes to online media outlets, including SBS Australia, Austaxpolicy Blog, and Australian Property Investor Magazine.
Mustapha regularly reviews manuscripts for several property and finance journals and served as a Guest Editor for the special issue "Sustainable Development and Property Markets" of the Sustainability Journal in 2021. In 2025, he is a Guest Editor for the special issue "The Impact of Macroeconomic and Financial Factors on Real Estate Markets" for the journal Economies. In 2019, Mustapha received the American Real Estate Society [ARES] Award for the best manuscript in Real Estate Market Analysis. The delineation of the Greater Sydney housing market into submarkets using key socio-economic parameters was the hallmark of this award. Before that, he was a recipient of the 2018 Pacific Rim Real Estate Society [PRRES] Inc. Post-Graduate Research Scholarship.
Before joining the University of Technology Sydney [UTS], he taught Research Methods, Property Finance, Property Investment, and Economics subjects at the undergraduate and postgraduate levels at both the University of New South Wales [UNSW] and Western Sydney University [WSU]. He understands the workings of property accreditation bodies such as the Australian Property Institute [API] and the Royal Institution of Chartered Surveyors [RICS]. Mustapha is an elected Board member of PRRES Inc. for 2026 and 2027.
Mustapha obtained his Master of Financial Economics from The University of Sydney and a PhD in Property Economics from Western Sydney University in Australia. His doctoral research examined housing affordability, housing price diffusion, and housing price bubbles across the regions of Greater Sydney using a submarket model and applied a suite of statistical and econometric modelling and estimation.
